SEALED BID AUCTION
The bid period is between January 13th to 24th. Sealed bids should be submitted to Jennings City Hall, 2120 Hord Avenue 63136, no later than 3:00 p.m. on January 24th. All bids will be opened and read publicly on January 30, 2020 in the Jennings City Hall Council Chamber. If there are two or more people bidding on the same property for the same dollar amount and have the highest bid for a property, the City of Jennings will allow the parties to re-bid that same day until a final highest bidder has won.
Separate bids must be submitted for each property, along with one original plus two copies and placed in its own sealed envelope.
All envelopes must be sealed and marked “Sealed bid for property (Attention: City Clerk)”, along with the address of the property you are bidding on and your contact information, including phone number.
We accept, cash, cashier checks and money orders. Cashier checks and money orders should be made payable to The City of Jennings.
INFORMATION NEEDED FOR PROCESSING
Please include your full name, address, phone number, e-mail address, and the address of the property of interest. You must deliver your sealed bid to Jennings City Hall before the deadline
There will be a start bid for each property in this brochure. Information regarding the auction will be posted on our web page, (www.cityofjennings.org) and is available at Jennings City Hall in the Building Department.
The City of Jennings reserves the right to waive informalities and reject any or all bids.
If your bid is awarded, payment will be due no later than the following business day by 3:00 p.m. after the bid opening. If the property is not paid for by the deadline, the runner up will be offered the property and your bid will be disqualified.
Payment should be cash, cashier check or money order made payable to City of Jennings. (Do not combine payments for more than one property).
You are responsible for all fees necessary for the transfer of ownership. By making a purchase, you are agreeing not to turn on utilities until the title has been recorded from The City of Jennings to the new owner.
You will be given a receipt for your purchase. The City of Jennings will provide a Quitclaim Deed that we will file with St. Louis County. There is an additional $52.00 fee for administrative cost associated with filing your Quitclaim Deed. When your Quitclaim Deed is returned to Jennings City Hall, you will be notified to pick it up. It will take approximately two weeks to process your Quitclaim Deed.
The City of Jennings has a Residential Vacant Property Registration (RVPR) $200, and a Residential Vacant Property Exterior Inspection (RVPEI) $45. A copy of our Residential Vacant Property Ordinance PM 400-4 will be included in all award packages.
These properties are sold As-Is. For your safety, do not attempt to enter any of these properties. The City of Jennings takes no responsibility for any endangerment caused by this action nor is the City of Jennings responsible for any outstanding liens and/or title actions against the property. YOU are responsible for confirming the title status of the property.
We encourage you to take the time to view these properties from the outside (ONLY) before you make an offer.

Attorneys’ Fees: If, for any reason, The City of Jennings is forced to initiate legal proceedings to enforce the terms of this Auction Agreement and/or your award of any property that is the subject of the auction or with respect to your breach of any term of this Auction Agreement including, but not limited to, the City re-acquiring the Property and should The City of Jennings obtain a favorable verdict and/or resolution to said litigation, YOU shall be responsible for any and all attorneys’ fees incurred by The City of Jennings with respect to said litigation.
